Management Fee
10% of collected rent
Our monthly management fee is 10% of rent actually collected. This includes:
- All tenant communication
- Maintenance requests and coordination
- Rent collection and delinquency follow-up
- Move-in and move-out inspections
- Bi-annual property walkthroughs
Owner distributions are processed on the 8th of each month through our property management software.
We do not charge a management fee while a property is vacant. If a tenant is behind on rent, our management fee is not earned until rent is collected.
Leasing Fee
60% of one months rent
The lasing fee is earned once a tenant has:
- Signed a Lease
- Paid the Security Deposit
- Paid the First Month's Rent
The leasing fee is deducted from the first owner payout. We do not send a separate invoice.
This covers marketing, showings, application coordination, and lease preparation.
Lease Renewal Fee
25% of one months rent
We charge a lease renewal fee of 25% of one month's rent per property when a current tenant renews their lease.
Understand your first owner payout
Your first owner distribution is often smaller than future months.
This is normal.
Your first payout typically reflects:
- the leasing fee
- the monthly management fee
- any initial repairs or maintenance
- yard care or vendor services, if applicable
- and any move-in or turnover cleaning
After the initial lease period, owner distributions generally stabilize to a more consistent monthly amount.

Selling

Great listing agents price for how buyers actually search, prepare the home to avoid common inspection and repair issues, make the property easy to see, and manage offers and negotiations in a way that protects momentum and net proceeds. We also give sellers a straightforward, honest opinion of value — including how pricing and price brackets affect buyer behavior — so you can make an informed decision, even if you ultimately choose a different price.
Evictions
If an eviction becomes necessary, we handle the process on your behalf — including filing and attending court — at no additional management charge. The only costs you would be responsible for are court and filing fees charged by the court.
Photos and Marketing Images
For leasing and Tenant Find services, we provide complimentary listing photos. If you would like professional photography, we can coordinate that for you with a third-party photographer. Professional photos are optional and paid directly by the owner. For most rental properties, professional photography is not necessary.
